Newdock, Goldman Sachs’s Private Equity for Logitic warehouses in the Iberian Peninsula, is investing a total €1-Billion in Logistics.

To effectively market their assets, Newdock has invested in innovative software, Plus Reality from Plus Render, in collaboration with CBRE.

To date, Plus Render has successfully developed over 35 projects in collaboration with CBRE, encompassing all seven of Newdock’s projects in the Iberian Peninsula. Moreover, Plus Render is currently visualizing additional Newdock projects across Europe.

The Outcome.

The key to Plus Render’s partnership with Newdock and CBRE is the Immersive Virtual Tour technology and our collaborative approach. Immersive Virtual Tours have enabled Newdock and CBRE to connect with their investors on a different level and increase awareness and visibility of their projects due to market acceptance and interest. Additionally, investors have the freedom to navigate the property and gain a deeper understanding of the project compared to traditional 3D Renders. Showcasing all the pertinent information that investors require to make informed decisions has led to increased sales.

Before.

  • CBRE’s marketing materials mainly consisted of PDFs with project information and 3D Renderings visualizing the project. 
  • Some investors struggled to understand the spatial layout, physical design, and aesthetics of the property. 
  • Most importantly, some investors did not grasp the great opportunity it presented because the marketing materials did not clearly highlight the project’s main benefits.
  • CBRE not only needed a solution to visualize the projects in a way that investors could visually understand but also required a tool that effectively presented the great opportunity it offered.

After

  • Thanks to Interactive Virtual Tours, Newdock’s projects stood out and had a technological differentiating factor. 
  • They could effectively present all key property information to investors, enabling a better understanding of the opportunity. 
  • Projects gained more visibility as they were well-received among investors. 
  • CBRE’s commercial visits to the assets were reduced, and Newdock could identify potential design flaws or modifications before construction began.

The Process.

Many of these steps are done simultaneously and undergo an interactive feedback process with the client.

Client meeting to learn about the property, goals, and project delivery timelines.
After receiving project plans, we 3D model the plot.
We present the main 360º cameras.

We work with the client to select the best cameras and make any necessary arrangements.

Drones capture 360º images at the exact coordinates of each camera.

Virtual Tour development begins, including the creation of the client’s branding template and configuration.

We implement the 3D modeled project into the 360º pictures.

Photo implementation is verified with the client and adjusted if necessary.

Textures, materials, and realistic details are added.

An iterative feedback process with the client is followed to achieve the most realistic and precise result, making Virtual Tour adjustments.

High-resolution rendering and post-production.
